Typically adult communities and retirement developments include more than just homes. These planned communities include recreation areas that may include golf, tennis, exercise facilities and any number of participation activities. Many have one or mor club houses for get togethers, social functions, parties, weddings, clubs and other events. Many of these communities are gated and some offer security guards to patrol the property.

Master Planned Communities

A master planned community may offer a limited list of home builders, approved by the project developer. Others may allow the purchase of lots with the lot owner having the option to choose their own custom builder. In virtually all cases construction guidelines are pre-defined. These covenants, conditions and restrictions, along with homeowner associations are created to establish standards and maintain property values.
